Sr Mortgage Broker, Lumin Lending Inc.
Based in Irvine, California, licensed in Arizona, California and Washington. I shop your loan across 100+ lenders.
How I work
I'm a mortgage broker at Lumin Lending Inc. (NMLS #2026245), out of our Irvine office, so I don't have one bank's rate sheet to sell you. I find the loan that fits, then show you the math so you can check it.
A "no" from one lender isn't the end of the road. Guidelines differ from lender to lender, so when a file doesn't fit one, I look for the one it does fit, and I'll tell you straight when there isn't one.
Who I work with
Many of my clients are homeowners refinancing or pulling equity with a HELOC, a home equity loan or a home equity investment. Others are self-employed, and their tax returns don't show what they earn, so a bank statement or P&L loan may fit. Investors come for DSCR loans qualified on the rent. Buyers compare conventional, FHA, VA and jumbo side by side before they pick, and retirees weigh a reverse mortgage against a HELOC.
What happens with your file
- You talk to me first. I ask what you're trying to do, not just how much you need. I look at your income, credit and property before any lender sees the file.
- I shop it across lenders. On a refinance I price it with the costs paid, with a lender credit, and with the costs rolled in. The right one depends on how long you'll keep the loan.
- I keep it moving. I track documents, conditions and the appraisal from application to funding, so you're not the one chasing updates.
- I tell you when it doesn't fit. If a deal doesn't make sense for you, I say so. If the property is outside the states I'm licensed in, I'll point you to someone who can help.
Every refinance gets a break-even number: how many months of savings it takes to pay back what the new loan costs. If you won't keep the home that long, I'll tell you.
Most mortgage mistakes happen because nobody explained the trade-off. I'd rather you understand what you're signing than close fast on something you don't.
Why a broker
A bank can only offer its own programs. I can take one application to whichever lender's guidelines fit you. That might be conventional, FHA, VA, a HELOC, a DSCR loan or Non-QM for self-employed income. See the loan programs I work with.
