How it works
You receive a lump sum. In exchange, the investor gets an agreed percentage of your home's value when you settle. You keep title, keep living there, and keep paying your mortgage, taxes and insurance.
Many people use an HEI as a bridge: pay off high-interest debt, let credit recover, then refinance into a cheaper loan and settle the investor early.
What to weigh
- If your home appreciates a lot, the investor's share can be expensive. Ask about caps.
- There are upfront fees.
- You need a plan to settle within the term.
Frequently asked questions
Is an HEI a loan?
No. There's no interest rate or monthly payment. It's an agreement to share part of your home's future value.
